Arlington Roofs, Old and New

Arlington grew fast, and you can read that growth on its roofs. North Arlington has the city's most established streets: mid-century brick homes, mature trees and roofs that have usually been replaced two or three times. The streets around UT Arlington and the Entertainment District mix older homes, rentals and small commercial buildings.

South Arlington was built out mostly in the 1980s, 1990s and 2000s, with neighborhood after neighborhood of production homes. Many of those are now on their second roof, and plenty went straight from 3-tab to architectural shingles after a hail claim. Up north, Viridian has been building since 2008 under HOA guidelines on roof color and material.

Inside Arlington's borders are two separate towns, Pantego and Dalworthington Gardens. They have their own city halls and their own permit rules, so the first thing we confirm on an Arlington-area job is which city the address is actually in.

Arlington Weather What Arlington Weather Does to a Roof

In June 2023, storm reports put hail up to baseball size in Arlington, and golf-ball hail was reported again in April 2024. Hail drives most Arlington replacements, but heat and wind do steady damage between storms.

Hail, again and again

Arlington sits in the middle of DFW's hail corridor. Many homes here have had more than one hail claim, and each storm leaves bruised shingles and dented vents that are hard to see from the ground.

Thunderstorm wind

Open stretches of south and east Arlington take straight-line gusts that unseal shingle tabs. Ridge caps and the edges of the roof usually go first.

Heat on low-pitch roofs

Summer heat ages shingles fastest on poorly vented attics, and many 1980s and 1990s homes have long, low-pitch sections that shed heat and water slowly.

Older trees in north Arlington

Mature trees shade roofs and fill gutters. In ice storms and high wind, limbs come down on roofs and pull gutters off the fascia.

Arlington permit rules, in plain terms: the City of Arlington requires a building permit to re-roof unless the work covers 10 percent of the roof or less. The permit has to be issued and posted at the house before work starts, and the contractor must be registered with the City. We file the permit online, post it, and schedule the final inspection. In Pantego or Dalworthington Gardens, that town's rules apply instead.

Arlington Roofing Frequently Asked Questions
Do I need a permit to replace my roof in Arlington?

Yes, in most cases. The City of Arlington requires a re-roof permit unless the replacement covers 10 percent of the roof or less. The permit must be posted at the house before work begins. We file it and schedule the final inspection.

I live in Pantego or Dalworthington Gardens. Do you work there?

Yes. Both are separate towns surrounded by Arlington, with their own permit offices and rules. We check which city your address is in and follow its process.

Can a roofer put new shingles over my old ones in Arlington?

Arlington does allow covering one existing layer in limited cases, but never more than one, and the old roof has to be in good enough shape. We almost always recommend a full tear-off so the decking can be checked.

How fast can you get to Arlington after a hail storm?

Our shop is in Forest Hill, a short drive west on I-20, so we can usually inspect quickly and tarp if needed to stop further leaks.

What does a roof cost in Arlington?

It depends on size, pitch, material and decking repairs. Our roof cost calculator gives you a ballpark, and the free inspection gets you a written number.
