Why the inspection matters

What can move your final price

The calculator measures size, pitch and material. These are the things only a look at your roof can tell us.

Under the shingles

Decking condition

Soft or rotted plywood has to be replaced before the new roof goes on.

Tear-off

Layers to remove

Some homes have two layers of old shingles. More layers means more labor and disposal.

Roof shape

Valleys, dormers & skylights

A cut-up roof with many angles takes longer than a simple gable.

Questions

Roof replacement cost FAQ

How accurate is this calculator?

It's a ballpark based on your home's size, roof pitch and the material you pick. Most roofs land in the range shown. The real number depends on things we can only see on-site, like decking condition and how many old layers need to come off.

What is a roofing "square"?

Roofers price by the square: one square is 100 square feet of roof surface. A steeper roof has more surface than a flat one over the same house, which is why pitch matters.

Why is my roof bigger than my home's square footage?

The roof covers the slope, the overhangs, and usually the garage and porch too. On a one-story home, the roof area is almost always larger than the living area.

Will insurance pay for my new roof?

If hail or wind damaged it, your policy may cover part of the replacement. Your deductible is set by your policy. We inspect, document the damage with photos, and meet your adjuster on-site when possible.

Is the inspection really free?

Yes. The inspection and written quote are free, with no obligation.
